In the last few weeks, a lot of academic papers once hosted at #TableauResearch have simply disappeared into the ether. (They're still paywalled behind ACM and IEEE, but no longer free to read.) Not sure whether that's the #salesforce layoffs or some other cause, but its definitely a loss.

I mean, I understand the price is pegged to the LIBOR and that interest rates move around. And I understand that 7% mortgages are likely to be refi'ed (and 2.5% mortgages aren't).

But it feels like one or the other of those estimates (or both!) was really, really off for a 30 year amortized price.

I have a dumb #economics questions about #mortgages that I can't get my head around.

A year ago, someone was willing to refi my house, and said "in 2040, we'd like $800 a month from you."

Today, that same person is saying "in 2040, I couldn't accept a penny less than $1600 for that same mortgage."

I don't understand why 30 year fixed-rate mortgages can have multi-point price swings.
